Regal's experienced property management professionals will review your property, assess appropriate rental charges, search for and select a suitable tenant, supervise and maintain your property, and manage your rental income. Our services allow you to enjoy your investment without worry or concern.

We do all of the work for you. After your property is rented, our trained staff maintains a close liaison with your tenant. We're on call 24 hours a day 7 days a week.

We'll provide you with monthly computer-generated reports on the current status of your property and rental income cash flow. You will receive a complete package of easy-to-read and easy-to-understand reports which makes the information you need perfectly clear.

If your property requires maintenance or repairs, we will investigate the problem and report the nature of the problem to you and the cost involved. Then we will arrange to have the repairs done for you.

Here is a detailed outline of what Regal will do for you:

  • Set up an introductory appointment with you to inspect your property
  • Advise you of the anticipated rental rate for the proprety
  • Arrange a follow-up meeting to sign our Management Agreement with you
  • List your property for lease on our website and in newspaper ads
  • Place our rental sign on your property
  • Screen prospective tenants by conducting a credit check , and having them complete the "Tenancy Application" & "Previous Landlord Reference form"
  • Prepare and execute leases and renewals
  • Maintain insurance coverage
  • Be "on call" 24 hours a day, 7 days a week
  • Monitor tenant obligations
  • Monitor lease terminations and renewals
  • Provide easy-to-read monthly computerized financial statements
  • Obtain quotes, order, and supervise repairs
  • Pay mortgage installments, realty taxes, condominiums fees etc.
  • Remit surplus funds to your bank account at month-end
  • Remit non-resident taxes (where applicable)
  • Perform "Tenant Move Out" and "Tenancy Renewal" inspections

We charge a One Month's Rent Commission for finding a Tenant and our Monthly Management Fee rate depends on the size and rental value of the property. We would be pleased to provide you with a quotation upon receiving details on your property.
