Our property manager takes on the role of managing and overseeing the property. We provide the manager with comprehensive financial and administrative support to allow him/her to concentrate fully on the running and upkeep of your investment.

Regal's experienced property management professionals will review your property, assess appropriate rental charges, search for and select a suitable tenant, supervise and maintain your property, and manage your rental income.

At Regal, we do all of the work for you. After your property is rented, our trained staff maintains a close liaison with your tenant. We're on call 24 hours a day 7 days a week. We'll provide you with monthly computer-generated reports on the current status of your property and rental income cash flow. You will receive a package of easy-to-read and easy-to-understand reports which makes the information you need perfectly clear. If your property requires maintenance or repairs, we will investigate the problem and report the nature of the problem to you and the cost involved. Then we will arrange to have the repair done quickly and effectively. It's professional property management designed to make protecting your investment as simple as possible for you.

Here is a detailed outline of what Regal will do for you:

  • Inspect your property and prepare a quote
  • Set up an introductory appointment and sign a contract
  • List your property for lease by way of appropriate signage, our website and newspaper adds all with the assistance of our own 24 hour answering service
  • Screen prospective tenants using our "Tenancy Application" & our "Previous Landlord Reference Form"
  • Prepare and execute leases and renewals
  • Maintain insurance coverage
  • Be "on call" 24 hours a day, 7 days a week
  • Monitor tenant obligations
  • Monitor lease terminations and renewals
  • Provide easy-to-read monthly computerized financial statements
  • Obtain quotes, order, and supervise repairs
  • Pay mortgage installments, realty taxes, condominiums fees etc.
  • Remit surplus funds to your bank account at month-end
  • Remit Non-Resident taxes (where applicable)
  • Perform "Tenant Move Out" and "Tenancy Renewal" inspections
